According to an article prepared by Regional Plan Association, “the trends that favored Long Island in the past have now turned against it.” With the baby- boomers generation retirement who in the past demanded bigger houses as their family members increased; now they are looking into moving to smaller townhomes and rental apartments and perhaps selling theirs. The nation foresees a housing crisis, especially for both young professionals and workers who see housing unattainable in Long Island. There is a lack of rental housing in Long Island because it is mainly a single-family home suburban area.
• The site in Levittown, New York should primarily be used for rental housing because of the need for both affordable housing and infill development (pocket neighborhoods) in Long Island.
• The new development will reinvigorate the existing community; attracting higher paying jobs.
• Infill relieves growth pressures on rural areas and it can improve the life of the elder.
